STEP BY STEP, WHAT TO EXPECT

Building control
From your completion certificate from the local authority’s building control officer to the manufacturer’s documents for all the equipment we install for you, once your build is complete we will provide you with a file containing all your documentation.

Party wall
If your extension is to be built anywhere near your neighbour’s boundary it may well be worth asking our team whether you’ll need a party wall agreement. If you do, we can help you through this process.

Project manager
One of our senior consultants will be allocated to you as your dedicated project manager, your point of contact throughout the build and the individual responsible for coordinating all aspects of your project.

Planning permission
Not all extensions require planning permission, but all extension builders in North London need to be aware of the possibility of local authority consent being required and the best way to gain approval for you.

TYPES OF HOUSE EXTENSION

Kitchen
Kitchen extensions can be built using any type of extension, such as a side return extension and wrap around extension. Kitchen extensions are the most common type of function that an extension is built for, but that does not mean you shouldn’t build an extension for any other reason. You can make a games room, living room, man cave, and much more.

Flat Roof
Flat roof extensions are a popular choice in North London – this cost-effective option can give a contemporary juxtaposition to a period property. While they don’t have the same lifespan as a pitched roof, the development of new materials means that a flat roof now might have a lifespan of around thirty years. However, the amount of time that a flat roof will last for will be down to the materials used and the level of workmanship.

Double Storey
Two storey or double storey home extensions in North London cost more than other varieties as the building work would need to be completed on two levels and there is double the space to work on.

This is a side return extension combined with a rear extension. The wrap around extension can provide maximum space and dramatically alter the feeling and shape of your home. If you want to achieve an open plan kitchen, dining area/family room in your home, then a wrap-around extension is the best option for you.

Side Return
A side return extension stretches your home into the alleyway at the side of your house and is very typical on Victorian or other types of period properties. Side return extensions are often a relatively small extension, but it can have a great impact on the look and feel of your home.
HOUSE EXTENSION COST
The cost of your house extension will depend on the complexity of the project and the part of London. But, the closer to zone 1, the more expensive the logistics and the more restriction complications.
The roof structure will also influence the cost – a flat roof structure is likely cheaper than a crown roof structure. Another factor that will affect the price is the depth of the foundations.
If trees are close to your future extension, the foundation may need excavating to 2.5m deep. A piling may even need to be considered.
The approximate cost of an extension is somewhere between £1700 and £2000 p/m2.
